Pentavia, Mill Hill
Meadow Residential instructed Quod to submit and negotiate a detailed planning application for the redevelopment of Pentavia Retail Park for a new residential community of over 700 new homes, 1,000m² of commercial floorspace within buildings up to 15 storeys.
It became clear early on in the negotiations that Barnet Council was not going to support the scale of change in Mill Hill, and therefore Quod devised a strategy to engage the Mayor of London. The site was extremely sensitive given the environmental planning constraints that existed due to the site’s locations between the A1 and M1 major road infrastructure.
Once called in by the Mayor, Quod negotiated further design amendments with GLA officers to optimise the scheme. Quod increased building heights and the number of homes up to 844 residential units within buildings ranging in height from 4 to 16 storeys.
Quod presented the proposals at a 2019 Mayoral Hearing, following which the Mayor granted planning permission.
