Otterpool Park LLP secures resolution to grant outline planning consent
Quod are delighted to confirm that on 4 April 2023 our client Otterpool Park LLP secured a resolution to grant outline planning consent for a new garden settlement in Kent. The new settlement will comprise up to 8,500 homes along with retail, commercial, education, health, community uses and associated infrastructure. The decision follows Quod’s successful promotion of the site through the plan-making process to secure an allocation for a new garden settlement in the new Core Strategy Review, adopted in 2022.

Otterpool Park will create a new landscape-led community that integrates green and blue infrastructure with the existing historic assets and communities. The new settlement will comprise approximately 50% green space, create a significant new residential community, outstanding community infrastructure, new business space, and provide many natural green spaces as well as sports and leisure facilities. The new community will be very well connected to existing rail (HS1 line) and road (M20) major infrastructure and retain important heritage assets at the core of the development, notably a Tudor castle.
Quod have been working with the design and technical team led by Arcadis and Farrells to develop the proposals and have held extensive pre-application discussions with the local planning authority and other key stakeholders.
The development represents a stellar example of how Quod’s specialisms can combine to deliver fantastic results, led by Tom Vernon the team has supported the client’s vision for the new garden settlement since 2016. As well as acting as Planning leads (Tom Vernon and Poppy Carmody-Morgan), the project included significant inputs from Quod’s Socio-Economics (Tom Dobson and Sasha Gordon) and Development Economic (Chris Wheaton) teams.
