Former industrial site to provide new homes in Wandsworth
Acting for Faccenda Property Ltd, Quod’s planning and development economics teams secured full planning consent for 19 residential units in a part site redevelopment and a part retention and restoration of an existing of Victorian villa in the London Borough of Wandsworth. The site is within the Nightingale Lane Conservation Area and was previously in light industrial use before the occupiers relocated to more modern premises.
The development will result in the restoration of an 1800’s villa and provide additional new residential buildings designed to reflect the site’s industrial past, with increased soft landscaping throughout the site. Key planning issues to overcome included energy and sustainability due to the restoration of a Victorian building; viability; negotiations around the Community Infrastructure Levy and transport matters. Close working with Wandsworth Council’s planning and housing officers from pre-application stage resulted in a scheme which was praised by design officers and the Conservation Area Advisory Committee.
A very tight programme and Planning Performance Agreement meant that planning permission was granted in October 2018, 6 months following Quod’s instruction to allow work to start on site in early 2019. For any queries on this project, please contact Angie Fenton.
